Building at River Valley with GJ Gardner

Q: What types of property do GJ Gardner specialise in building?

A: GJ Gardner Homes is a franchise model, and our Essendon office specialises in custom homes and knockdown and rebuild homes. This gives the clients the flexibility to choose from our designer range, which they can customise, or we can assist them with a full custom design to help minimise the design costs.

Q: How has GJ Gardner adapted to the unique building environment of the River Valley estate?

A: At River Valley, we engaged the right team of trades from the outset to help us specialise in split-level building to suit the slope of the sites. With this team and our experience, it has allowed us to maintain high productivity and quality, ensuring that builds move quickly while maintaining a high standard all within the clients budget.

Q: What makes the split-level designs at River Valley a selling point, and what are the benefits in terms of home design?

A: The G.J Gardner split-level designs are characterised by staggered floors connected by short flights of stairs. This provides a unique look to the homes and offers stunning views, especially with reverse living that looks out onto the river and in some cases the city skyline.

Reverse living is a concept has all the living areas such as the kitchen, dining room, and lounge located on the upper floors, while bedrooms and other private areas are situated on the lower floors. This arrangement maximises the advantage of elevated views and natural light for the main living spaces. It also offers more privacy within the garden areas, making the homes highly desirable.

Q: What is the relationship between GJ Gardner and YourLand Developments?

A: GJ Gardner Homes has a longstanding relationship with YourLand Developments, which started during the early stages of the River Valley development.

YourLand offers unique building sites for families. They have provided open communication and support during our long-standing relationship. This collaboration has been so successful that we chose to build our award-winning display home at River Valley.

Q: Why is River Valley an ideal location for building homes?

A: River Valley offers diverse land with opportunities to customise, making it an ideal place for both homeowners and developers. Plus its prime location to the Melbourne CBD, access to freeways, local shops and amenities makes it a great place to live. Its proximity to the Maribrynong River not only provides picturesque views but also promotes an active outdoor lifestyle. Walking trails and parks are right at your doorstep.

Q: How does GJ Gardner Homes ensure the quality and safety of their builds?

A: Emphasis on safety is our utmost priority. This gives our trades and suppliers peace of mind and sets an expectation from the outset. This drives the quality, and productivity on our sites. We conduct rigorous daily internal checks and partner with Hazard Co for spot checks to assist with safe work method statements. This ensures that our construction sites are maintained to the highest industry standard.

Q: What sustainability initiatives does GJ Gardner have in place?

A: Sustainability is a core value for us. We use regenerative timber for our builds and partner with site recycling companies to repurpose leftover materials. Additionally, we have partnered with Fifteen Trees and have done so for over ten years. What this means is for every home we build, we plant 15 trees. This is to help reduce our carbon footprint. To date we have planted 2,340 trees in and around Arch Gibson Reserve in Kingsbury, Darebin Creek and Toolern Creek. We also work with the different local communities to source and plant our trees, and get our team involved when we can.
